Logan City is a local government area in South East Queensland, between Brisbane South and Gold Coast. Logan is divided into 70 suburbs and 12 divisions and in 2018, the population was 326,615. Logan has 924 parks and also offers plenty of active choices such as swimming pools, sporting clubs and walking/cycling tracks. The city has also been under development for new bistro areas across the region and has an array of shopping complexes, making it an ideal area to live. The area has had major regional growth and development, which is expected to continue to 2041, second only to Brisbane in the state. The city is also known for its cultural diversity, with around one-quarter of Logan’s residents born overseas. If you are thinking of purchasing either an investment property or your forever home in Logan, the median property price is $478,000, which is significantly cheaper than other cities in the state of Queensland.
Before purchasing a home or investment property, it is important before finalising any purchase you undertake a building and pest inspection to ensure your home is free of safety hazards, major defects and termites. While from the outside it may look like it is in good condition, it may actually have issues. We recommend getting a comprehensive pre-purchase Building and Pest Inspection to carefully check out the property.
Every year almost 180,000 Australian homes are affected by termite damage and as a result, the annual cost of termite damage repairs amounts to over a billion dollars. In the case that we record issues with your property, it may be worth terminating your contract or negotiating a price with the owner. Our team at Building and Pest Inspection Logan have assisted both new home buyers and experienced home buyers from ending up with properties that were overvalued or damaged due to termites and hazards.
When choosing an inspector, it is recommended you look for an experienced QBCC registered builder that will give you a competitive report. An inspector with a lack of experience or qualifications will likely fail to do important tasks which can give insight into if your house has damage or pests. At Building and Pest Inspection Logan we will provide you with a detailed report that comes with photos, so you can see any major or minor defects. Buying a property whether it’s your first or your twentieth, is a huge financial investment, one that you should never cut corners with. By getting a building and pest inspector to check your property, you can purchase your home with peace of mind.
We promise to take all due care and represent your interests. That’s why so many property professionals choose and recommend our services including Buyer’s Agents, Mortgage Brokers and Conveyancers. Our team at Building and Pest Inspection Logan undertake building inspections in accordance to Australian standards 4349.1 and beyond. All our builders are experienced and fully insured and will provide you not only with a detailed report, but a phone call after the inspection to go over what we have found. We may also provide you with valuable advice about renovation plans and repair estimates. Our team here at Building and Pest Inspection Logan inspect all accessible areas of both the interior and exterior of the property. These will include the bathrooms, laundry, kitchen, wet areas, yard, masonry walls, subfloor, roof void and roof exteriors plus electrical and plumbing checks that we can do by law.
With over 10 years of experience, knowledge and state-of-the-art tools, we will carefully check for moisture problems inside the wall cavities, around doors, windows, ceilings, bathrooms, kitchen and laundry. The root cause of more than 80% of money spent maintaining properties relates to moisture problems. This includes termite damage repairs as termites are extremely attracted to moist timber.
Major defects we find generally fall into these categories:
For pest inspections, our team will do a full visual inspection to Australian standards 4349.3, equipped with the latest Termite Detection Technology. After we have done a comprehensive inspection of the building, we will then benchmark the defects found at the property you’re looking to purchase with other properties that are similar.
We understand the cooling period for contracts of property sale in Queensland is 7 days, which is why we will perform the building and pest inspection within that time period and you will receive a comprehensive report within 24 hours, presented in an easy to read format, with detailed images of your house.

Logan is situated south of Brisbane, landlocked between Gold Coast, Scenic Rim, Ipswich, Redlands and Brisbane South. Logan is Greater Brisbane’s third fastest growing region, with its population increasing 13% to approximately 300,000 between 2011 to 2016. The population of Jimboomba jumped by almost 10,000, 267% growth in 5 years, followed by Hillcrest 2,923 and Marsden 2,793. From a small base Luscombe grew six-fold from just 44 to 307 and Alberton more than tripled from 576 to 1,818. Logan real estate, which consists mainly of houses on larger than average blocks, is generally affordable to rent or buy compared to Brisbane South and Gold Coast but there are an increasing number of exclusive million dollar plus homes on acreage with room for horses, a tennis court or a BMX course for those with the means or Olympic dreams.
